The Importance to De-Cluter

Virtual tours are practically a virtual walk-thru of a home, and are now practically considered as a "virtual showing". So, it is very important that a home is de-cluttered before a virtual tour is done. First impressions are the ONLY thing that matters when it comes to home buying. It doesnt matter if the buyer viewed the home online or in person, if they do not get that initial "I could live there" feeling then there is NO way that a deal would come together and you may be in for a tough sell

Keeping only the basics & a few decorative pieces and placing them in well thought out locations throughout the home will make a world of difference. This is where a home stager will come in handy. They can advise clients as to what they need to get rid of in order to make their home show-able and in turn, much better to photograph.
Remember more and more people are using the internet to shop for a home so it IS important to have a virtual tour (or still shots) available online for the 80-85% of potential buyers using that as their main resource before calling an agent.

Listing Photos - Quality Over Quantity

When you order a virtual tour through a provider, what do you expect in return? Many photos of each room to ensure you cover everything or 1-2 well-planned and effective shots of each room.

By paying a professional, you should expect to recieve quality over quantity, (no one needs to see every angle of every room in a virtual tour... then there's no point in scheduling a showing!) A few good shots of each room and the exterior should suffice to give people just enough so they call you to schedule a showing.
Some companies will offer unlimited photos which is great in theory, but in reality the purpose of the virtual tour has been lost and you can begin to do more damage than anything else. People become overloaded with photos and have no reason left to call you unless they are really interested. By offering a few photos of each room you provide the prospective buyers with a good overview of the home but will leave them wanting to see it in person. THAT is what you should get from a virtual tour.
So the next time you order a virtual tour, make sure your provider knows the importance of not overloading potential buyers with too many photos and knows how to effectively shoot a home.
It just makes sense! Buyers are not spending 20 minutes online viewing 50+ photos of your listing. They spend a few minutes on each, so every photo they see should be one they wont forget and leaves them wanting more!

Over the last few months, the talk of augmented reality has picked up.

I suggest to any realtor to at least read up on what it is all about because this is a very smart tool that will be a huge asset to the real estate industry. Being able to point your phone at a home and physically see the information about it right over top of the live image may change the way buyers look for a home, and realtors market a home.

Virtual Tour Syndication

I believe that when you get a virtual tour these days, that it shouldn't be just photographs and spins of the home.

Today, a virtual tour provider should be more of a promoter for your listing. Once a tour is posted online, a virtual tour provider should be offering some type of syndication or means of getting your listing out into the public on social networking sites which allows clients to have the ability to post their tour or a firends tour to their personal pages and groups online. Posting to popular advertising websites such as Kijiji etc. should also be offered.
Essentially, I believe that, being a tour provider my services shouldn't end once the tour is processed and published to the web. Offering syndication is a great time-saver for the agent and they should see the value to that.

Real Estate Photography - Lighting

For a few days now I have been reading about the techniques some people are using for real estate photography. One main topic I was curious to read about was the use of lighting.

To photograph the interior of a home is MUCH more complicated than shooting the outside. Window shots are very important when photographing a home, and sunny days can make this difficult, leaving you with a blown-out, hazy effect. As we cannot control the weather, this can be combated in a few different ways: speedflash or onboard camera flash, HDR processing & hot lights (which stay on) to name a few.

Upon reading I came across this great article going over the pros & cons of these methods & more.

Personally, I am having few issues with the speedlight I am using. One of the cons for speedlights and flashes are that you are left with bright reflections everywhere, not very pleasant looking (especially in a panoramic). To ensure you dont get that, be sure to bounce the flash straight up to the ceiling & leaving you a great shot with balanced lighting & clear windows. Also a diffuser of some sort is invaluable if you are using a flash. This means you can point your flash directly where you want it (mainly used for portraits) and have the light evenly distributed.

Lighting is just ONE aspect to real estate photography and having someone with the experience of knowing how to achieve the best photo of a home given any situation is key.
